Princess Anne’s emotional message to King Charles regarding her exclusion from his inheritance plans has reportedly left Queen Camilla deeply stunned. Though Princess Anne is often considered more reserved compared to the more flamboyant members of the British royal family, she is incredibly wealthy. However, the specifics of her inheritance remain somewhat unclear due to the unique nature of royal finances and the evolving family dynamics.

Traditionally, royal wealth is passed from monarch to monarch to avoid hefty tax bills. This means King Charles inherited the bulk of Queen Elizabeth II’s estate, aiming for tax efficiency. By bypassing his siblings, Charles inherited Queen Elizabeth’s entire estate. In addition to her official London residence at St. James’s Palace, Princess Anne also owns a sprawling 730-acre property called Gatcombe Park in Gloucestershire, which Queen Elizabeth purchased for her in 1976 for between £500,000 and £750,000.

Not only does Gatcombe Park boast a large manor house, but it also includes stables, a polo field, and several other homes that Anne’s children use. Despite its size, the inside of the manor seems cozy, judging from a rare photo of Princess Anne at home with her husband.

Currently, Gatcombe Park is valued at around $15 million, and it is expected that Princess Anne will leave the estate to her children, Zara Tindall and Peter Phillips. In the documentary Gatcombe Park: A Royal Residence, royal experts suggest that Anne’s children could face a hefty inheritance bill if they inherit the estate.

Simon Viger believes that Gatcombe Park is likely to remain a “forever home” for Anne and her family, as she has been very happy there since the late 1970s. On the other hand, Ingrid Stewart is confident that Zara and Peter will keep the property in the family. “The last thing in the world they’d want to do is sell it, if they don’t have to,” she says. Terry Fiser adds that if the estate is valued at £6 million, the inheritance tax could be substantial.

In the UK, inheritance tax is charged at 40% on estates exceeding the £325,000 threshold, unless exemptions or relief apply. For Zara, her husband Mike Tindall, and their three children (Mia, Lena, and Lucas), the property could result in a tax bill of approximately £2.28 million if they inherit it, assuming no exemptions or reliefs are available. This payment is typically due within six months, which can place additional financial pressure on heirs, particularly if they don’t have immediate access to liquidity.

While the size of the tax bill may seem daunting, it’s unlikely to deter Zara and Peter from inheriting the estate, given its practical and sentimental value. Terry believes that, despite the hefty tax burden, they would prefer to keep Gatcombe Park in the family, even if it means restructuring their finances to cover the inheritance tax.

To ease the process, Princess Anne could explore several strategies, such as gifting assets early, setting up a trust, or leveraging agricultural or business relief. Placing the property in a trust may shield it from some tax liabilities, though this comes with its own complexities and ongoing management costs. Additionally, if Gatcombe Park is actively farmed, it may qualify for agricultural property relief, which could reduce the inheritance tax liability.
